Facebook is bingeing on Bay Area real estate

As Wall Street frets over a slowdown, the social media giant’s expanding property empire suggests Mark Zuckerberg has few doubts about the future.

Since Facebook Inc. arrived in Menlo Park, California, seven years ago, the town has been overrun by construction cranes, orange safety cones and truckloads of building materials to transform a former industrial area into a sprawling campus that can support a $500 billion tech giant.

So big are the ambitions that the company plans to redevelop whole swaths of the land it holds in the Silicon Valley city, potentially doubling its workforce there over the next decade to 35,000 people—more than Menlo Park’s current population.

Even that won’t be enough for its expansion plans.

“We continue to grow,” John Tenanes, the company’s head of facilities, said in a conference room overlooking a salt marsh in Facebook’s newest Menlo Park office, a Frank Gehry-designed building called MPK 21 that opened last week. “We’re at a point where we needed more space, and this area couldn’t keep up.”

For all the turmoil surrounding Facebook and investor concerns about a slowdown, the company’s gone on a real estate binge that suggests that its optimism about its future knows no limits. Menlo Park is just the start. In the past year alone, the company has signed agreements that could vastly expand its footprint in the San Francisco Bay Area. It’s been one of the most active leasers in the region’s already hot office market, spurring brokers and analysts to do math on just how it will fill so much space.

Facebook breaks ground on community hub devoted to nonprofits

Facebook will soon break ground on its latest development, but this time the social media company isn’t building offices — it is creating a nonprofit community hub.

The 12K SF community hub will provide much-needed space for nonprofits educating the community and youth about tech and coding. It is expected to open in early 2019.

Large tech companies and organizations have been devoting community spaces for nonprofits and events as part of their campus or office developments. Salesforce has devoted the top floor of Salesforce Tower, the ohana floor, for community and nonprofit events after hours. Google opened a free 8,500 SF workspace for nonprofits at its Embarcadero office in 2017.

Facebook’s Menlo Park Community Hub will be for local nonprofits focused on internships and workforce training, coding and technology courses and community development. The space is reservable for nonprofits, entrepreneurs and community events when not used for classes.

Facebook creates three huge Bay Area job hubs for expansion

Facebook has created three Bay Area work hubs that each total at least one million square feet, following big leases with two legendary developers that widen its Silicon Valley footprint.

The tech titan could employ as many as 19,000 in the expansion sites, located in Fremont, Sunnyvale, and Menlo Park.

The social networking giant is already expanding in its hometown of Menlo Park and has signed a mammoth lease in Sunnyvale. Now, it has signed major leases with Sobrato Organization and Peery Arrillaga totaling 18 buildings in a part of Fremont near the Dumbarton Bridge’s east end.

The most recent set of leases in Fremont total 1.04 million square feet, according to Facebook.

The era of big leases is over as San Francisco awaits next crop of towers

The era of massive office leases — including the likes of Salesforce, Dropbox and Facebook — is coming to a halt now that most of San Francisco’s pipeline of new office buildings is spoken for. Robust demand for office space has filled up buildings months or years ahead of completion, but development is drying up.

In May, another company declared it had signed the “biggest office lease ever” in San Francisco. The trend of going bigger and bigger started with Salesforce taking 714,000 square feet in Salesforce Tower at 415 Mission St. in 2014 followed by Dropbox taking 736,000 square feet in 2017 in the Exchange in Mission Bay. Then Facebook topped both with a deal to gobble up the entire, 750,000-square-foot Park Tower.

But, the era of massive office leases is coming to a halt — at least for the next few years — now that most of San Francisco’s pipeline of new office buildings is spoken for. Robust demand for office space has filled up buildings months or years ahead of completion, but development is drying up.

Some industry insiders say more building would be going on if it weren’t for Proposition M, a 1986 voter-approved law that limits how much office space can be approved in a given year. Still, others say that factors such as the lengthy city approval process and availability of development sites has also put the brakes on office development.

Facebook’s building permits soar past $1B in its hometown of Menlo Park

Facebook may be rapidly expanding its footprint across the Bay Area, but a new report shows the social media giant is still highly focused on — and invested in — its hometown of Menlo Park.

In recent years, Facebook has filed building permits valued at more than $1 billion in the small Peninsula city, according to an analysis by Kelsey Graeber of BuildZoom, a San Francisco-based startup that tracks building permits to connect property owners with contractors.

“Menlo Park has been our home since 2011 and we’ll continue to be a responsible corporate citizen as we grow in this community,” John Tenanes, the company’s vice president of global facilities and real estate told Silicon Valley Business Journal in a statement on Tuesday.

Facebook declined to confirm specific dollar amounts for the campus, often referred to as its “West Campus,” and it’s worth noting that building permits are not an exact science.

The values on the publicly available permits are companies’ best estimate early on of what a given project will cost, and often fall below what is actually spent on a building. The permits generally do not include costs for items like small change orders, furniture or some fixtures for instance.

Facebook In Talks For 1M SF In Sunnyvale

Jay Paul Co.’s Moffett Towers II in Sunnyvale is all leased up, and Facebook could be one of its main tenants.

Facebook is said to have leased about 1M SF in three out of the five buildings within the office complex, the East Bay Times reports. This could allow Facebook to move about 5,000 to 6,000 employees into Sunnyvale.

Facebook would not be a new tenant for Jay Paul Co.; the social media giant leased all of Jay Paul Co.’s 445K SF office space at 181 Fremont last year.

While Facebook did not confirm the leases, one of the site’s brokers, Newmark Knight Frank Vice Chairman Phil Mahoney, confirmed with the East Bay Times that all five buildings have been leased to unspecified tenants.

Two of the five buildings within Moffett Towers II are nearing completion and a third is under construction.

Amazon already leased one 350K SF building at Moffett Towers II and leases about 1M SF throughout Sunnyvale.

Outside of its growth throughout Menlo Park, which includes an expansion of its headquarters as well as a proposed Willow Campus, Facebook has leased space in Fremont and may also sublease 475K SF from WeWork at the Village at San Antonio in Mountain View.

Major office park near new Facebook, Tesla outposts in hot area of Fremont sells for $73 million

A 323,000-square-foot business park in Fremont’s Ardenwood neighborhood is changing hands for $73.3 million.

This is just months after Tesla and Facebook announced plans to open satellite offices in the area, the Mercury News reports.

The four-building complex sits near the intersection of Kaiser Drive and Ardenwood Boulevard, just minutes from the east side of the Dumbarton Bridge. The buildings are currently being leased by Boehringer Ingelheim, a German pharmaceutical company.

Until recently, Ardenwood had largely been popular with relatively stodgy biotech and biomedical companies, flying under the radar while properties just a few miles away in Palo Alto and Mountain View commanded top dollar for space from software startups.

That could be changing.

In October, Tesla signed a lease for 229,000 square feet of office space in Ardenwood, enough room for some 1,500 employees. The buildings had previously been occupied by now-defunct biotechnology company Genitope.

Investors are spending big bucks for a piece of Silicon Valley office

It is already proving to be an active year for Silicon Valley office.

In the last few months, investors have spent millions to expand their Silicon Valley office portfolios.

San Jose’s office market, which has been relatively slow in recent years, picked up following Google’s plans to build a massive campus near Diridon Station. The Peninsula, which includes Palo Alto and Menlo Park, also has seen additional activity.

Santa Clara County office vacancies were about 12% in 2017 and the likes of Google, Apple and Facebook continue to buy or lease office space around the county, according to The Mercury News. Adobe Systems bought a parcel at 333 West San Fernando for $68M in January and plans to build a fourth office tower. Google continues its buying spree as it prepares for its Diridon Station campus and early this year bought three North San Jose office buildings at Midpoint@237, a business park developed by Trammell Crow, for over $117M.

Investors are expanding their San Jose office portfolios as well. DivcoWest bought three buildings from Cisco Systems in North San Jose in January, according to the Silicon Valley Business Journal. The $50M sale was for the buildings at 10 and 80 West Tasman Drive and 125 Rio Robles Drive, totaling over 313K SF.

Google, Facebook push back on housing, transit crisis

As the Bay Area’s housing and transportation crisis deepens, a few of the region’s biggest tech employers are taking matters into their own hands.

Menlo Park-based Facebook and Mountain View-based Google are starting to address the region’s foremost issues in housing and traffic. The two tech giants have committed to supporting or building permanent housing in their hometowns – a first in the region – each drawing up or promising master plans that would create new apartments and retail close to thousands of jobs.

Facebook arrives in San Francisco with city’s largest office lease in three years

Facebook Inc. signed San Francisco’s largest office lease in three years, taking the entire office portion of 181 Fremont in another blockbuster deal in the city.

Facebook said its Instagram photo app division would be the first occupants of the tower.
