WeWork takes last vacancy in San Mateo development near Caltrain

The lease marks the co-working company’s first foray into San Mateo and the mid-Peninsula and comes on the heels of plans to open a second location in downtown San Jose.

WeWork is filling in the gaps of its footprint between San Francisco and San Jose, this week announcing it will take over the last of the remaining vacancy at a San Mateo office development recently completed by developer Hines.

The coworking company plans to move into about 96,000 square feet on four floors at 400 Concar Drive, one of two buildings in Hines’ 400/450 Concar creative office complex steps away from the Hayward Park Caltrain Station.

The 305,000-square-foot development has stood 70 percent leased since it was completed in early 2017. The lone tenant in the complex has been software maker Medallia, which in 2016 signed a lease for all 210-115-square-feet at 450 Concar. Now, the veritable co-working giant WeWork has staked a claim to an entire building in the complex, where it will offer 1,650 desks when it opens its doors in December.

“WeWork members all over the Bay Area have been asking for a location in San Mateo,” Elton Kwok, general manager at WeWork, said in a statement to the Business Journal on Wednesday. “We’re thrilled to finally be able to service theMid-Peninsula area with our very first San Mateo location, and to meet the demand in this booming community.”

The news of the lease comes weeks after New York-based WeWork also announced it would open a second location in downtown San Jose, meant to meet overflowing demand from its existing downtown location at 75 E. Santa Clara St. Amazon.com’s secretive Lab126 division leases some of the co-working company’s 75,000 square feet in Santa Clara Street building, and entrepreneurs and small companies have maxed out the rest of the space in the building.

Exclusive: WeWork goes suburban with expansion to Marin County

The company’s lease is one of the largest North Bay deals in the past year.

WeWork has arrived in the North Bay.

The fast-growing co-working giant signed a 35,000-square foot lease at 1 Belvedere Drive in Mill Valley. It’s the company’s first location in Marin County, a suburban market that marks a shift from the company’s focus on urban downtown centers.

“Generally, WeWork locations are located in dense, urban locations in the heart of cities. This Mill Valley location will serve as a complimentary outpost to the many entrepreneurs, executives, and small businesses at WeWork, scaled to meet the needs of the dynamic community north of San Francisco. We’re excited to open a North Bay flagship location and further expand our community of creators into Mill Valley,” said Elton Kwok, WeWork general manager for Northern California, in a statement.

WeWork has signed three Bay Area leases this year, bringing it close to 2 million square feet in the region. The company’s other deals totaled 327,000 square feet at 430 California St. and 353 Sacramento St., both downtown San Francisco office towers.

Facebook to move into big WeWork outpost as co-working company prepares to open largest-ever location

Talks between the two giants about WeWork’s new Mountain View location, its largest sublease to-date, have been ongoing for months. But this week the two finally struck a deal.

When WeWork this year opens its first Mountain View offices — its largest-ever lease — half of that space will be filled by Facebook.

Both companies told the Silicon Valley Business Journal about Facebook’s sublease which totals more than 200,000 square feet in one of two new office buildings at The Village at San Antonio Center. The deal comes after months of discussions between the two companies. The second WeWork office building on the site will be open to any company seeking co-working space.

Initially, the talks between the New York-based co-working company and the Menlo Park-based tech giant had been leading toward Facebook taking over both buildings at 391 and 401 San Antonio Road, which would total about 450,000 square feet, the Business Journal reported in February. But Facebook in recent months has rapidly snapped up huge swaths of office space in Silicon Valley — including about 1 million square feet in Sunnyvale — and its needs evolved quickly, two sources with knowledge of the discussions told the Business Journal.

Facebook will set up shop in the eight-story, approximately 225,000-square-foot office building at 401 San Antonio Rd., which is slated to be ready for move-in by early September, according to WeWork.

WeWork signs biggest lease of Q1 in San Francisco

WeWork just added 251K SF to its San Francisco footprint.

The co-working provider inked the city’s largest lease of the first quarter at the Union Bank Building with landlords Kennedy Wilson and Takenaka Corp., the San Francisco Business Times reports. WeWork signed an 18-year lease for all 20 floors and plans to renovate the building.

The JV bought the building at 400/430 California St. in 2016 for $135M when it was fully leased to MFUB Union Bank, which plans to vacate the building.

The co-working company began occupying it newest location this year at Salesforce Tower, where it leases 75K SF. WeWork has rapidly expanded its Bay Area footprint in recent years and signed leases for over 1M SF in 2017. It also has expanded into Oakland, San Jose and Mountain View within the last two years.

WeWork Managing Director for U.S. and Canada West Jon Slavet told the San Francisco Business Times that the company cannot keep up with demand in the Bay Area, where its community is now over 13,000 members. Its members range from startups to enterprise businesses.

WeWork plans to open its first phase at 430 California during Q1 2019.

Why WeWork is giving away free office space in S.F. and 10 other cities

After more than tripling its Bay Area footprint last year, WeWork is now ramping up its philanthropic efforts.

The co-working startup is providing free office space for 10 entrepreneurs who are military veterans for six months in San Francisco and 10 other cities. The program, Veterans in Residence, is a partnership with BUnker Labs, a Chicago-based nonprofit incubator for veterans. It’s the first time WeWork has provided free space in multiple cities through a national program.

In WeWork’s 25 Taylor St. office in the Tenderloin, a 10-seat office that is normally priced at $5,800 per month is now operated by Bunker Labs. In the country’s most expensive office market, it’s a rare offering of new, free space.

Finding affordable office space is “incredibly expensive. It’s time-consuming. It’s difficult,” said Mike Nemke, a former member of the U.S. Army Special Forces who served in the Middle East and joined the veterans program. Nemke is co-founder of a data science startup, Datamyne.ai, and MKTR.ai, which provides marketing and consulting to other startups.

WeShop? WeWork preps a retail push

WeWork has built a billion-dollar business by convincing professionals to pay for decked out coworking spaces and a sense of community.

Entrepreneurs Ali Kriegsman and Alana Branston want to do the same for retail.

The pair are cofounders of Bulletin, a young startup that charges female-focused lifestyle brands a monthly membership fee for placement in its retail spaces and on its online marketplace. It raised more than $2 million last year and plans to open a flagship store in New York this spring.

But the founders are acutely aware that a behemoth is waiting in the wings: WeWork.

“In total transparency, we know that they’re going to penetrate retail, but we don’t know exactly what that means,” Kriegsman told CNN. “We’re eager to see.”

Two new job postings seen by CNN suggest Kriegsman is right to assume retail will play a bigger part in WeWork’s growing empire.

WeWork is looking to hire at least two senior employees to spearhead a push deeper into retail and e-commerce, according to the job listings posted to the company’s website this month.

The company is seeking a VP to “launch” a “new retail experience,” with a focus on food and beverages, one job posting says. The role will involve a “first location” in New York with plans to “quickly” open new locations in other markets.

Google scoops up another downtown San Jose transit village property

SAN JOSE — The shape and scope of Google’s game-changing push to craft a transit-oriented village in downtown San Jose is starting to come into clear focus following recent purchases south of Diridon station by the search giant’s development ally.

Mountain View-based Google’s realty partner, Trammell Crow, bought a property on Oct. 31 at 691 W. San Carlos St. just west of South Montgomery Street, a site that consists of a house and land adjacent to the residence, Santa Clara County property documents show.

WeWork will open a new SF HQ in the Salesforce Tower

WeWork has money to blow, so the $20 billion startup is putting some of it toward a second headquarters — this time in San Francisco instead of New York, Recode reports. The plan is to locate the HQ in the new 61-floor Salesforce Tower, which is slated to open next year.

WeWork will lease out three floors in the “Bay” area of the tower, which Salesforce Tower describes as “the best vistas to the City, Golden Gate and Bay Bridges.” The plan is for those three floors to serve as both a headquarters for the company’s employees and co-working spaces for WeWork customers.

WeWork rents big Mountain View office complex from LinkedIn

WeWork has agreed to sublease from LinkedIn a huge, yet-to-be-built office complex in Mountain View, a deal that is expected to bring a much bigger Amazon presence into Silicon Valley.

“LinkedIn has reassigned its lease at The Village at San Antonio Center, and will not be setting up offices there,” May Chow, a spokeswoman for Mountain View-based LinkedIn, said in comments emailed to this news organization. “WeWork is taking over the lease.”
