Big north San Jose live-work development of offices, shops, homes is proposed

A big mixed-use development is being eyed in north San Jose, an ambitious project that developers tout as a live-work complex of offices, homes and retail which could help ease the region’s traffic woes.

Sand Hill Property, the developer and owner of the project site, has requested a preliminary review of a proposal for 505,000 square feet of offices, 800 residential units and 13,000 square feet of retail on 9.3 acres at the southwest corner of North First Street and Orchard Parkway in San Jose.

“We are looking at a jobs-housing balance with this project,” said Steve Lynch, director of planning and entitlement with Palo Alto-based Sand Hill Property. “This is a significant site right on the light rail line.”

The proposal is in the very preliminary stages and is being floated as a way for Sand Hill and San Jose city officials to consider what sort of project would work at that location. The early stage review is occurring amid a wide-ranging effort by San Jose to establish guidelines for future development in the area.

North First Street is a heavily traveled route with a light rail line and a diverse array of tech companies.

“What Sand Hill is talking about is a mix of offices and residential, with some retail along North First Street,” said Patrick Kelly, a supervising planner with the city of San Jose. “It would be a transit employment center.”

Although considerable review of the proposal is still needed even in this preliminary stage, it’s possible this type of development conforms with the sorts of projects San Jose officials envision in the area, Kelly said.

WeWork signs biggest lease of Q1 in San Francisco

WeWork just added 251K SF to its San Francisco footprint.

The co-working provider inked the city’s largest lease of the first quarter at the Union Bank Building with landlords Kennedy Wilson and Takenaka Corp., the San Francisco Business Times reports. WeWork signed an 18-year lease for all 20 floors and plans to renovate the building.

The JV bought the building at 400/430 California St. in 2016 for $135M when it was fully leased to MFUB Union Bank, which plans to vacate the building.

The co-working company began occupying it newest location this year at Salesforce Tower, where it leases 75K SF. WeWork has rapidly expanded its Bay Area footprint in recent years and signed leases for over 1M SF in 2017. It also has expanded into Oakland, San Jose and Mountain View within the last two years.

WeWork Managing Director for U.S. and Canada West Jon Slavet told the San Francisco Business Times that the company cannot keep up with demand in the Bay Area, where its community is now over 13,000 members. Its members range from startups to enterprise businesses.

WeWork plans to open its first phase at 430 California during Q1 2019.

SAN FRANCISCO, CA – February 6, 2018 –  From offices in San Francisco, Oakland, and San Jose, the team at NAI Northern California has been working hard closing sales and leasing transactions for clients and assets across the Bay Area and beyond. 2017 was up 60% compared to 2016, and 2016 was up more than 30% from the previous year. Growth was spurred by the team’s successes in the multifamily, retail, and office investment property sectors and driven by a unique technology platform and collaborative culture.

What Everyone Must Know About Industry 4.0

First came steam and the first machines that mechanized some of the work our ancestors did. 

Next was electricity, the assembly line and the birth of mass production. The third era of industry came about with the advent of computers and the beginnings of automation, when robots and machines began to replace human workers on those assembly lines.

And now we enter Industry 4.0, in which computers and automation will come together in an entirely new way, with robotics connected remotely to computer systems equipped with machine learning algorithms that can learn and control the robotics with very little input from human operators.

Industry 4.0 introduces what has been called the “smart factory,” in which cyber-physical systems monitor the physical processes of the factory and make decentralized decisions. The physical systems become Internet of Things, communicating and cooperating both with each other and with humans in real time via the wireless web.
